The Residences at Park 39 Apartments
Our Lenexa team helped create modern, eclectic gathering and residential spaces to cater to new residents and their guests in this recently renovated apartment complex that once was a historic Midtown high school.

Goal: Located in eclectic Midtown Kansas City, the historic Westport High School sat vacant for fourteen years. Our client desired to turn this property into a residential complex that would provide a sense of luxury and foster community and engagement for its residents. It also sought to keep the building’s historic architecture but blend in current elements using furniture, rugs, and décor to bring this unique space to life.
Scope: Burns & McDonnell was tasked with transforming this historic high school into a lush, midtown apartment complex (The Residences at Park 39 Apartments) for residents of all ages. Our team worked alongside designer Tiffani Link and provided furnishing solutions to bring the team’s vision to life. The plan included attracting potential residents through the design of three model units that cater to several budget ranges.
In addition, amenity spaces and open environments were designed for residents and guests alike. Both are greeted with a beautiful, well-styled living room/lounge/bar area with comfortable seating areas throughout that provide a warm and welcoming space to hang out and get to know neighbors.
A highlight is the unique, mixed-use auditorium space, which includes a future library/study area, unique seating areas for conversation, a bar, and two small, enclosed conference rooms that seem to float within the space. Above is a loft with a small lounge and pool table, which are surrounded by original auditorium seating, ornately carved columns, and plenty of upper windows for light. An additional card game room (not photographed) provides a bar and a poker table for friendly competition.
Finally, an outdoor courtyard space provides several settings for entertaining on beautiful days and evenings.
Throughout the facility, elements from the former campus, including its large wooden doors, mosaic tile floor, wide hallways, classic staircases, and old yearbooks displayed in the living room, are present. These elements, paired with modern, residential touches, create a unique, inviting space to call home.
